Woodtick has a great answer may i add you can take a couple of used up sheets a couple that have not tore and keep them on the sander and put the new one over the top of them so it will give it a little extra padding as woodtick said too much pressure will cause the tearing let the sander do thework yeaa woodticks 10 points not mine.
Floor sander paper keeps tearing.
To rule out belt age as a possible problem purchase what you expect to use within eight months to a year and store unused belts in a temperature controlled place.
Move the sander back and forth from front to back on the sander rather than side to side to prevent the edge of the sandpaper from catching and tearing on the grain of the wood.
Also keep in mind that the belt sander is a more aggressive floor sanding machine compared to the planetary sander so you may be able to rent this machine first in order to get the old finish off and rent the planetary sander to provide the finish sanding.
So you keep sanding.
Sure it is a big noisy and dusty job but it is doable if you feel up to the task.
A tongue and groove floor cannot be sanded as many times as a plank floor.

It will be easier to see exactly how much finish you have left to remove with the edger which keeps the amount of edging you have to do to a minimum.
